1st Take
Mortgage News Daily’s 30-Year Daily Index Drops to 7.29%, Its Lowest Mark Since September 23, as Bond Yields Slide
The Quick Take
Mortgage News Daily’s daily index for the 30-year fixed rate fell 0.06 percentage points to 7.29 percent on Thursday, its lowest mark since September 23 for the average lender. The 10-year Treasury yield ended the day at its lowest level since September 22. Bond gains coincided with moments of weakness in the stock market. Weaker guidance from the likes of Intel and Amazon sent tech stocks sharply lower at 4 p.m.  Read more →

Why You’ll Feel It
This is a daily index, not Freddie Mac’s weekly survey, so the two figures differ. After four uneventful trading days, the bond market saw more volatility on Thursday, and it moved in a friendly direction. The 4:16 p.m. post notes the index had not yet been updated for any additional lender reprices that may hit in the coming hours.
📊 The Takes
Many agents are using the lowest rate in weeks to reopen buyer talks, others stress that it still starts with a seven, and some distrust what caused it.

📲 Reopens Buyer Talks — ‘This is the lowest mark since September 23. I am telling waiting buyers to run their numbers again.’

🧮 Still Above 7 Percent — ‘A rate of 7.29 percent is still a tough payment. One good day does not change that math.’

🎢 Distrusts the Trigger — ‘Rates fell as tech stocks got hit. If stocks bounce, this can reverse, so buyers should be ready to lock.’
2nd Take
The Commission Suit Settlement Fund Tops $711 Million, and It Remains Unknown When Class Members Will Be Paid
The Quick Take
The commission suit settlement fund, which includes NAR’s settlement, held over 711 million dollars as of Sept. 30, according to documents filed Thursday in the Western District of Missouri, HousingWire reports. The accounts received over 17 million dollars in interest in the first nine months of the year, and roughly 5.8 million dollars was transferred out. The filings do not explain those transfers or say whether any class members have been paid.  Read more →

What’s at Stake
Settlement administrator JND Legal Administration has reportedly processed over 2.7 million claim submissions and is under a court-ordered audit. Appeals courts rejected objector appeals multiple times this fall, but objectors can still go to the U.S. Supreme Court, and it remains unknown if any are considering it.
📊 The Takes
Most agents expect sellers to ask about these checks, some say the money changes nothing about how they work, and others keep an eye on the audit.

💬 Expects Seller Questions — ‘Sellers will ask when the check is coming. The honest answer today is that nobody knows.’

🧭 Says It Changes Nothing — ‘That money belongs to class members. My listing conversations and my fees stay the same either way.’

🔍 Watches the Audit — ‘Almost two years after final approval, the administrator is under a court-ordered audit. That is the part I would watch.’
3rd Take
Howard Hanna’s CEO Says He Has Agreed to Meet Open Real Estate’s Founders but Is Unsure About Joining
The Quick Take
Hoby Hanna, the CEO of Howard Hanna Real Estate Services, told HousingWire that Open Real Estate’s founders have been in touch since Monday’s announcement. He has agreed to meet with them, but no dates have been set. Given the limited information he has, Hanna said he is unsure if his brokerage will join. He said he wants to learn the initiative’s end goal and whether it has plans in place for governance and funding.  Read more →

The Real Story
Hanna said, “It would have been nice to be at the table.” He said his firm has invested a lot of time and money in HannaList, the platform it built, and is moving forward with it. An Open Real Estate spokesperson said the initiative welcomes the perspectives of all industry leaders.
📊 The Takes
Most agents read this as proof Open Real Estate still has to win over big brokerages, others side with HannaList, and a few see a meeting as progress.

🤝 Needs More Brokerages — ‘A brokerage missing from the launch list is still undecided days later. The platform needs firms like this to matter to me.’

🧱 Trusts What Is Built — ‘HannaList already exists. Hanna still wants answers on governance and funding, and I go with what works today.’

📅 Sees Progress in a Meeting — ‘The founders reached out and he agreed to sit down. That is how an industry effort gets started.’
4th Take
Rocket Says 1 in 5 of Its Purchase Clients Is Represented by a Redfin or Compass Agent
The Quick Take
Rocket Companies says 1 in 5 of its purchase clients is represented by a Redfin or Compass agent, Real Estate News reports. Brian Brown, Rocket’s president, CFO, and treasurer, shared the figure Thursday as the company reported third-quarter results. Rocket posted total net revenue of 3.28 billion dollars and GAAP net income of 709 million dollars. It expects fourth-quarter adjusted revenue of 2.1 billion dollars to 2.3 billion dollars.  Read more →

The Bigger Picture
Rocket acquired Redfin for 1.75 billion dollars fifteen months ago. CEO Varun Krishna said the Compass partnership delivers “homes and the agents who sell them.” Brown said that if the market remains soft, Rocket can align its cost structure with demand.
📊 The Takes
Many agents read the 1-in-5 figure as a squeeze on independent buyer agents, others call it normal for a big lender, and some care more about the fourth-quarter outlook.

🚪 Sees a Funnel Forming — ‘A lender that owns Redfin and partners with Compass reaches buyers before I do. My own lender relationships matter more now.’

🤷 Calls It Normal — ‘Big lenders have always worked with big brokerages. Buyers still choose the agent they trust.’

📉 Watches the Outlook — ‘Rocket expects lower adjusted revenue next quarter and talks about a soft market. That tells me more than the 1 in 5.’
👋 Until Monday, Agents.

CURATED will be watching whether objectors take the commission settlements to the Supreme Court.
