The Ten-Word Question That Makes a Seller Talk Themselves Out of the Cheaper Agent

You were taught to answer "another agent will do it for less" with your value, your marketing plan, and your track record. But the conversation is lost half a second earlier, on your face, and the fix is a question that never mentions your fee.

The Quick TakeBAM ran a piece on seven things agents do in conversations that quietly tell a client not to hire them. The author says he role-plays with more than 2,400 agents every week, inside his training group and on his own team, and can spot these in the first 60 seconds of a call.

The Eight Words to Send Anyone Who Has Gone Quiet on You

It does not ask for an update, a decision, or a call back. It asks for something no other follow-up asks for, which is why people actually answer it.

The Quick TakeVoss is given a situation every agent recognizes. Someone was warm, you were talking, they were engaged, and then they fell off the map and you have not heard from them in weeks. He gives one text message to send, and tells you to use it word for word.

The Inbox Rule That Forwards Your Client's Email to a Stranger and Deletes It Behind You

You think about mailbox security as a password and a second factor, and you believe that changing the password after a scare ends the problem. A former FBI special agent describes what an intruder actually does once he is inside, and it lives on a settings page you have almost certainly never opened.

The Quick TakeOn a title-industry fraud podcast, a former FBI special agent is asked what he is seeing most in real estate. Business email compromise, he says, and then he describes the part nobody pictures. "I get inside your account and I set up rules." The rule does one job: "if emails coming in from Sarah are then forwarded to here and then deleted out of your inbox." You never see the message, so you never learn the thread was taken over.

The Free Post Office Setting That Gets Your Postcard Seen Twice

Most mail vendors can do it, but you have to ask. One question to yours, and the same postcard lands in the inbox in the morning and in the mailbox a few hours later.

The Quick TakeA Denver title sales executive writes for agents rebuilding their mail plans. He points at a free post office feature that most of them have never turned on. Informed Delivery is free from the post office. Households that sign up get an email each morning with a grayscale scan of the mail coming that day.
