Compare Multiple Offers Without Missing the Non-Price Terms

Use when a seller has multiple offers and the highest price may not be the strongest overall.

The example: Three offers on 88 Sycamore Court. The highest one is contingent on selling a home that isn’t listed yet. The cash one is $27,000 lower. The sellers have to close before December 31.

Every name, address, and number in this example is made up.

How to use it, step by step

  1. Click Copy the prompt above.
  2. Open ChatGPT or Claude and start a new chat.
  3. Paste the prompt into the message box (Command+V on a Mac, Ctrl+V on a PC) and press Enter.
  4. It asks you one thing at a time. Answer each one the way you’d tell a colleague.
  5. When it has what it needs, it writes the finished result.

Pro tip: Don’t type your answers. Tap the microphone button and just talk, the way you’d tell a colleague. Or use a dictation app like Whisper. It’s faster, and the AI gets more detail to work with.

Here’s how it went for this example

AIPlease paste the offers you received, or a short summary of each one. For every offer I need the price, financing type and down payment, earnest money, each contingency and its deadline, the closing date, any concessions or rent-back, and any other terms. I need this because the comparison can only use what is actually in the offers.
