Turn This Weekend's Open House Into Next Week's Appointments

Use before you host an open house, when you want it to book meetings and sort your follow-up, not just collect names.

The example: Casey hosts 18 Birchmere Lane on Sunday. The last three open houses drew about 12 groups each and one real conversation in total, and the sign-in sheet has never been checked with the broker. Coaches’ playbooks from the CURATED Library go in, and three moves and a Monday follow-up sheet come out.

Every name, address, and number in this example is made up.

How to use it, step by step

  1. Click Copy the prompt above.
  2. Open Claude or ChatGPT and start a new chat.
  3. Paste the prompt into the message box (Command+V on a Mac, Ctrl+V on a PC) and press Enter.
  4. It asks you one thing at a time. Answer each one the way you’d tell a colleague.
  5. When it has what it needs, it writes the finished result.

Pro tip: Don’t type your answers. Tap the microphone button and just talk, the way you’d tell a colleague. Or use a dictation app like Whisper. It’s faster, and the AI gets more detail to work with.

Here’s how it went for this example

AILet's start with your listing. **[LISTING]:** Please share: - The address - The list price - Key features (beds, baths, square footage, lot, standout upgrades, anything buyers have flagged) - Days on market - Showings and feedback so far - The day and time of the open house **Why I need it:** Your listing decides which moves fit. Days on market and showing feedback tell me whether buyers are pushing back on price, condition, or layout. That shapes the words you'll use after the tour and the documents (floor plan, survey, disclosure) visitors are likely to ask about. The features let me adapt every script to your actual home instead of a generic one. The day and time help me plan your Monday follow-up. I'll use only what you give me. Anything missing gets marked [NEEDS INPUT].
